Dundee's rental market remains one of Scotland's most affordable, though demand continues to grow as the city attracts new residents. Here's our snapshot heading into spring 2026.
Average rents
Based on listings across Dundee:
- 1-bed flat: £450–£600 pcm (city average)
- 2-bed flat: £550–£800 pcm
- 3-bed flat/house: £750–£1,100 pcm
- 4+ bed house: £950–£1,400 pcm
The most affordable areas remain Stobswell, Lochee, and Menzieshill, with Broughty Ferry and the Waterfront commanding the highest rents (though still far below Edinburgh or Glasgow equivalents).
Supply and demand
Dundee's rental stock has been growing steadily, supported by the Waterfront regeneration and new-build developments. However, demand has also increased, driven by the city's growing reputation as a tech and creative hub. The games industry (with studios like Rockstar North's Dundee origins, and firms such as Outplay Entertainment, Ninja Kiwi, and Hyper Luminal Games) continues to attract talent to the city.
The University of Dundee and Abertay University together bring around 20,000 students, creating strong demand in the West End and City Centre, particularly from July to September. Purpose-built student accommodation has absorbed some of this demand, easing pressure on the general rental market.
What to expect this summer
The July–September period will be busiest as usual, driven by student turnover and new arrivals. If you're planning to move in the autumn, start searching in June. Key tips:
- Be ready to move fast: popular West End and Broughty Ferry properties go quickly. Have references, ID, and proof of income prepared in advance.
